Development set to breathe new life into eyesore site

A well known eyesore site in the heart of Stoke-on-Trent is set for a long awaited transformation.

Property Consultants Harris Lamb has gained permission to demolish the former gas works site on Etruscan Street, Etruria and to build a development of 12 units for industrial or warehousing use. The land is owned by private developer, Home Made Properties Limited.

“We see this project as both a vote of confidence in the area by our client and as a much needed environmental scheme to clean up a site which has blighted the Etruria area for several years,” said Associate Director Andrew Groves.

“A demolition team is due to commence site clearance and demolish of the unsightly pipework and gas works equipment over the next 3 months.

“Development work will then follow to create 12 business units and an access road onto Etruscan Street.”

The new units will vary in size between 1,711 sq ft and 9,310 sq ft although, larger units up to 50,000 sq ft can be accommodated on a design and build basis. Planning permission permits proposed uses such as light manufacturing, warehousing and trade counter uses.

Mr Groves added: “There continues to be demand for high quality small industrial units in the North Staffordshire conurbation partly due to the lack of development over the last four years.”
